Condo vs. townhouse in Bellflower — the difference is what you own.

People use the words interchangeably. Escrow doesn't. The legal structure changes your insurance, your HOA's job, and sometimes your price — here's the version that fits on one page.

Condominium: you own the airspace

In a condo, you own the interior of your unit — the "airspace" — plus a shared interest in the land and common structure. The association owns and maintains the building envelope. Townhouse: you (usually) own the land under you
